UST SO THAT THE BUYER KNOWS WHAT HE IS PAYING THE TRANSFER FEES FOR, THE CONVEYANCING PROCEDURE HAS BEEN BROKEN DOWN AS FOLLOWS: Receive instruction and forward undertaking to agent to keep them covered for commission. Apply for title deed and cancellation figures from the existing bondholders. Apply for rates clearance figures from the council or levy clearance figures from the managing agents. Obtain copies of Marriage status and Ids from both seller and purchaser. On receipt of same we prepare the necessary accurate transfer documents. Furnish bond attorneys with draft deed and request the required guarantees. Attend to signature of documents by both parties and collect the necessary documentation and information in respect of the FICA Act. On receipt of our transfer costs from purchaser we pay the transfer duty at Receiver and rates or levies for clearance certificate. On receipt of the required guarantees we forward the relevant guarantee to the bond cancellation attorneys together with their cancellation fees. We collect original transfer duty receipt and the rates clearance certificate for lodgement. Arrange for lodgement with the bond and bond cancellation attorneys in the relevant Deeds office, and the conveyancer to prepare/sign documents for lodgement. After examination of documents in Deed office, having no notes, the documents will be on preparation for registration the following day. Documents to be registered if all parties are already. On date of registration, we arrange for payment of guarantees, close investments, and confirm registration with all parties. On payment of guarantees in our Trust account, we attend to the final reconciliation and payment of the proceeds, commission, and refund to all parties.
